Summary of Position Requirements

The Director of Property Management provides management, direction, and leadership to ensure the property is maintained and operated in accordance with Company objectives. Responsibilities include working closely with third party Management Company, the association, Board of Directors and/or the developer to manage and operate the community, facilitate solutions to problems between communities and internal support staff.  Strong management skills, customer service skills, and supervisory skills are required. #CB



Responsibilities

Primary Duties and Responsibilities

  • Lead, coach, mentor and manage individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.
  • Works with and through third party Home Owner Association Management Companies to: Acquire and maintain current knowledge of state regulatory agency statutes and each client’s community’s documents, policies and procedures.
  • Analyze advantages and disadvantages of alternative solutions to problems and makes recommendations to the Board of Directors.
  • Provide leadership and direction to effectively manage relationships with other business groups and achievement of company and property goals and objectives.
  • Develop and maintain an effective ongoing resident’s relations plan, implement initiatives, and maintain an operating environment to achieve a satisfactory level of resident service as measured by formal and informal feedback and surveys. 
  • Supervise third party manager preparations of complete and accurate annual budget(s), meeting all deadlines and demonstrating thorough analysis and consideration for the goals of the asset as well as market conditions.
  • Manage resident’s relationships to ensure residents retention and a high level of service including timely and complete resolution of residents’ concerns, coordinating special services and requests and conducting formal and informal inspections.
  • Respond to phone calls and correspondence in a timely, professional manner.
  • Facilitate a Board of Directors meeting when necessary according to Robert’s Rules of Order.
  • Observe all safety standards and participates in the Company’s efforts to provide safe work environment.
  • Serve on the Home Owner Association, Board of Director, and other various community panels as a developer appointee as required
  • Review the financial records of the different associations on a monthly basis
  • Responsible for reviewing and approving invoices
  • Review and approve ARB requests
  • Supervise contracting of vendors to the association
  • Make regular site visits and assess the condition of the properties and take necessary actions to maintain the properties appearance and condition
  • Must be able to attend night time meetings with Home Owner Association and other company entities  


Qualifications

Education and Experience Requirements

  • Minimum High School Diploma or equivalent required
  • Bachelor's degree (B.A. or B.S.) in Business or related field from a four-year college or university, or equivalent combination of education and experience
  • Minimum three (3) years of experience as an on-site manager managing the property or building operations, such as staff and service contracts, resident retention, and resident improvements preferred
  • CAM license required
  • Strong managerial background required
  • Strong working knowledge of customer service principles and practices.
  • Ability to read, analyze, and interpret technical procedures, leases, regulations, or documents with a similar degree of complexity
  • Strong interpersonal skills
  • Bilingual in Spanish is preferred 
  • Computer literacy, including word-processing, spreadsheet analysis, project scheduling, and data management software
  • Valid Driver’s License, auto insurance coverage, and satisfactory driving record
  • Ability to communicate effectively and concisely, both verbally and in writing
  • Ability to Travel to the communities in Miami, Broward and Palm Beach areas
