Summary of Position Requirements

Develop awareness of types of opportunities that fit company’s land acquisition strategies and understanding of current market trends in land development and homebuilding

Responsibilities

Primary Duties and Responsibilities

• Identify potential land acquisition targets through networking with landowners, brokers, attorneys, engineers and others involved in residential land development as well as online digital and physical searching within the identified market.

• Preliminary Development/Entitlement Budgeting, Sales Pricing and Scheduling assumptions for underwriting.

• Assist Director and Division President negotiating terms of LOI’s and Purchase and Sale agreements.

• Maintain due diligence budgets for potential acquisitions under contract and participate in monthly reviews.

• Run “Green Folder” process seeking Corporate Approval of Underwriting and Purchase of Assets.

• Responsible for market analysis as it relates to land acquisition and annual/quarterly market updates for Market Area.

• Work in conjunction with Team to ensure compliance with lot takedown schedules and LOC updates.

• Maintain Land Contract files, maps and other files in Division office.

• Maintain and update required land reporting to Region

• Participate in management of community HOA’s and Community Development Districts.

• Network with other builders and developers to maintain market awareness; develop key contacts to remain strongest competitor in Division’s market area.



Qualifications

Education and Experience Requirements

• Minimum High School Diploma or equivalent required.

• Degree in business administration, accounting, finance or similar program preferred.

• Fluent in real estate commercial transactions and contracts and comfortable working with purchase and sale agreements.

• Computer expertise, including word-processing, spreadsheet analysis, project scheduling and data management software.

• Knowledge of sales/negotiating principles in real estate.

• Ability to communicate effectively and concisely, both verbally and in writing.

• Must exercise initiative and achieve objectives with minimal supervision.

• Must be detail-oriented and a problem-solver able to deal with complex situations.

• Valid Driver’s License.
