Overview

POSITION SUMMARY:

                                     

The Estimator/Purchasing Agent is responsible for developing and executing division sourcing agreements for specific spend categories.  Assist the Director of Purchasing with department community timeline, manage the department workflow and areas of responsibility within the division. Assist in the review verification, and elimination of material EPO requests.  Additionally, perform cost analysis recommendations on proposed plan changes.



Responsibilities

ESSENTIAL DUTIES AND RESPONSIBILITIES:

 

  1. Create material take-offs for all existing, new, and revised plans.  Initial need is for framing category.
  2. Maintain the take-offs of all active plans.
  3. Interact with Purchasing and Operations departments to verify take-off change requests.
  4. Interact with architect/engineering consultants regarding plan changes impacting take-offs.
  5. Analyze plans for cost analysis recommendations and research cost of proposed design ideas.
  6. Review bids for completeness and accuracy. Prepare Bid Comparison and review with management team. Assist in selection of preferred bidder based on competitiveness and ability to fulfill contract requirements
  7. Resolve specification, scope of work, and plan conflicts using purchasing IS system
  8. Responsible for oversight of BuildPro as it relates to purchasing (Trade Partner Payment System)
  9. Manage and Coordinate the process in maintaining JDE accounting issues related to contracts or trade partner qualifications with Corporate.
  10. Responsible for performing plan takeoffs as needed.
  11. Update and maintain existing contracts as required.
  12. Review all extra EPO’s to verify within accordance of approved take-offs, scopes of work, proper reason codes utilized, and work with Expeditor to resolve issues as they arise.
  13. Identify areas and trends in extra EPO’s to prevent and to reduce costs.
  14. Review and process options per change orders.
  15. Prepare monthly site condition reports for new job starts.
  16. Interact with Suppliers/Trade Partners and Field Staff to resolve payment issues, product replacement and personality conflicts
  17. Maintain organization of Suppliers/Trade Partner files and contracts.
  18. Review plan, create/revise budgets for multiple new and ongoing communities to ensure architecture is supported by the budget
  19. Ensure adherence to department policies and procedures.
  20. Status updates to Director of Purchasing related to ongoing projects and activities.
  21. Assist with communication and pricing negotiations with Suppliers/Trade Partners for the division.
  22. Assist Director of Purchasing with administrative support.
  23. Cross train in all areas of purchasing in order to be able to help out as necessary.
  24. Assist with recruiting new Suppliers/Trade Partners to maintain the appropriate trade base.
  25. Perform all other duties as assigned


Qualifications

EDUCATION AND ADDITIONAL REQUIREMENTS:

 

  • Minimum High School or GED required
  • Bachelor degree in related field is preferred
  • Minimum 2 years in a purchasing role
  • Negotiating experience preferred
  • Ability to read and understand residential blue prints.
  • Efficient with Microsoft excel, Microsoft word, JD Edwards and other software systems
  • Knowledge of all construction practices
  • Residential Construction experience is preferred
  • Professionally perform multiple, detail oriented tasks with simultaneous deadlines
  • Good writing and organizational skills
  • Must have the ability to perform high-level takeoffs.
  • Must possess a strong work ethic and have integrity and loyalty
  • Must be a team player with the ability to work well under pressure

 

PHYSICAL REQUIREMENTS:

This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less.  Finger dexterity is required to operate a computer keyboard and calculator.  May be required to operate a motor vehicle.
