Overview

POSITION SUMMARY:  

The newly created position will manage and oversee international regional sales for the Cal Coastal division. The primary goal of this position is to increase year over year international sales and closings by establishing new relationships with international brokers and clients and managing already established relationships when deemed necessary.  The International Sales Manager’s efforts will lead to amplify and strengthen division’s existing and new international sales channels resulting in incremental sales.  This position requires a proactive mind set, excellent organization and communication skills. Ideal candidate will be multi-lingual with given preference to Portuguese, Spanish, and/or Mandarin as a second language.



Responsibilities

ESSENTIAL DUTIES AND RESPONSIBILITIES: 
  • Internet Sales Manager
    • Adhere to the company’s selling philosophy when serving our home buying customers and realtor customers, utilizing all selling and organizational tools provided
    • Provide timely and consistent follow-through with new international customers and brokers
    • Develop international leads from multiple sources (web, email, print, etc.) and identify the best product and price options for them
    • Be the primary point of contact from multiple communities in the assigned international territories, from sale to the time of closing
    • Travel throughout Cal Coastal communities to gain product expertise and encourage collaboration with Cal Coastal sales management to meet desired sales goals
    • Travel overseas and support international sales initiatives and events including presentations, trade shows, private sales events, etc
    • Awareness of Cal Coastal metro-area demographics and trends for residential and vacation product
    • Great understanding of competition, monitoring their international programs, product, pricing, sales and advertising.  Visit the competition regularly, walk its homesites and maintain a notebook of competitors’ offerings
    • Register guests/brokers on Salesforce and maintain a system that verifies timely follow-up and monthly lead generation requests
    • Record data regularly and prepare periodic company reports in a timely manner
    • Attend sales meetings to review neighborhood status and sales strategies
    • Make sure international sales close in a timely manner
    • Identify additional financing programs for international buyers
    • Must have good communication skills and be organized and efficient
    • Highly proficient with internet-based communication tools: email, WhatsApp, Skype, WeChat, Facebook, Twitter, etc.  Coordinate International Events for the Cal Coastal Division (point of contact for special marketing material and items needed in connection with events)
    • Aid in translation for marketing material for the Cal Coastal communities when needed
    • Work with marketing representative on all collateral requests and accurately track monthly marketing budget
    • Team player with strong work ethic, must interact well with associates, customers, outside real estate agents and brokers. Guide and train Internet Sales Coordinator with sales techniques to achieve maximum sales and premier customer satisfaction
  •  Additional Requirement
    • Ability to work within different time zones
    • Ability to work cohesively and collaboratively with the other members of the International team, as well as with treasury, legal, title, closing, marketing and other departments
    • Ability to comfortably work with different cultures and study cultural diversity
    • Perform additional duties as required


Qualifications

EDUCATION AND ADDITIONAL REQUIREMENTS: 
  • Minimum High School Diploma or GED required
  • College degree preferred 
  • Valid Real Estate license
  • Must have a valid state driver’s license in order to take customers throughout the neighborhood and community, visit realtor offices, and various other meetings in the process of self-generating sales
  • Must have a valid passport and ability to travel internationally for up to 35% of the time
  • Excellent verbal and written communication skills
  • Intermediate to advanced PC skills (Microsoft Word and Excel) 
  • Prior experience with new homes sales and international real estate business development highly desired
  • Knowledge of mortgage, financing, and escrow processes for foreign nationals is a plus
  • Mandarin speaking preferred
  • English proficiency is a must
  PHYSICAL REQUIREMENTS: 

This is primarily active position, involving office and phones and walking community home sites in all weather conditions.  Finger dexterity is required to operate computer keyboard and telephone equipment. Must be able to lift and carry supplies and materials up to 25 lbs.
