Overview

 The Land Acquisition Manager is responsible for sourcing, acquiring and prioritizing land acquisitions for the division to achieve its land pipeline goals. 



Responsibilities

Responsibilities Will Include:

  • Identify potential land acquisition targets through detailed study of tax maps and networking with    attorneys, engineers and others involved in residential land development.  
  • Diligently search for land deals to acquire by building relationships with local land owners, brokers and local developers 
  • Responsible for all market analysis as it relates to land acquisition and annual/quarterly market updates. 
  • Maintain and update required land reporting  
  • Network with other builders and developers to maintain market awareness; develop key contacts to become a strong competitor in Division’s market area.  
  • Participate in negotiating terms and specifics of LOI’s and Purchase and Sale agreements.  
  • Proactively monitor market activity for pricing, value and absorption. 
  • Analyze markets and sub-markets and the division’s current land positions in order to identify gaps and strategic areas for concentrating future land acquisitions. 
  • Lead, coach, mentor and manage individuals and team to ensure top performance of all team  

members in achieving desired results while finding efficient and effective solutions that create overall organizational value. 



Qualifications

Candidates Will Need to Meet the Following Qualifications:

  • Degree in business administration, engineering, real estate, accounting, finance or similar program, or equivalent work experience will be considered in lieu of degree 
  • Minimum 5 years of experience in residential land acquisition in the Raleigh market 
  • Strong analytical skills and computer literacy, including word-processing, spreadsheet preparation and analysis, project scheduling and data management software 
  • Experienced in the use of market research tools. 
  • Strong land negotiation and contract skills 
  • Knowledge of sales/negotiating principles and real estate. 
  • Ability to communicate effectively and concisely, both verbally and in writing.  
  • Ability to multi-task and produce in a fast-paced environment 
  • Valid Driver’s License
