Overview

POSITION SUMMARY:

The Land Purchasing Manager is primarily responsible for complete and accurate contracting of all vendors required to maintain a land development pace and provide home sites at a pace equal to or exceeding division needs.



Responsibilities

PRIMARY DUTIES AND RESPONSIBILITIES:

    • Oversee the bidding of work to ensure we are receiving the best price, quality and performance in accordance with applicable standards
    • Issue contracts and work orders ensuring they are appropriately entered into the system and applied to the correct budget and line items
    • Track issued contracts and work orders against the development budget
    • Monitor macro trends in the materials/supplier base and implement plans to react to increasing costs
    • Manage relationships with vendors/suppliers to build effective partnerships
    • Process and provide purchasing related information( e.g. bid documents, tabulations, forecasts, specifications, contracts, etc) for the purpose of updating and coordinating with other departments
    • Maintain purchasing information, files and records for the purpose of ensuring availability of documentation and compliance with company policies
    • Perform detailed quantity take offs on civil bid plans to compare to contractor bids received
    • Work with consultant to prepare earthwork take offs using Agtek software
    • Compare Earthwork take offs to make sure the accurate numbers are being contracted
    • Negotiate bids with contractors to ensure quantities and unit prices are accurate
    • Visit project sites to understand means and methods of the development process to ensure proper contacting of work 

     

     

    PHYSICAL REQUIREMENTS:

    This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office supplies and materials weighing 25 pounds or less.  Finger dexterity is required to operate computer keyboard, calculator and telephone equipment.  May need to operate a motor vehicle.

Qualifications

  • EDUCATION AND EXPERIENCE REQUIREMENTS:

    • High School Diploma or equivalent required, college degree preferred
    • Minimum 3 years in land development, purchasing, construction and/or estimating.
    • Must have superior analytical and communication skills.
    • Must have significant knowledge of the residential development and homebuilding industry.
    • Must have sound negotiating skills and influencing skills.
    • Must have sound experience with Microsoft Excel.
    • Experience with Agtek and Bluebeam preferred.
    • Significant knowledge of the residential development and homebuilding industry preferred.
    • Valid driver’s license and a good driving record
    • Ability to read and interpret blueprints and civil engineering plans
