Overview

Provides analytical and technical support to vertical purchasing group.  Role requires ability to negotiate contracts with trade partners, verify takeoffs with trade partners, problem solve field issues with Construction team, consolidate purchasing information, assist in the creation purchasing reporting schedules, manage/ update existing purchasing tools and direct system improvement projects. #CB



Responsibilities

  1. Prepare bid documents for new communities.
  2. Negotiate with trade partners on all new communities, spec changes, code requirements and increases.
  3. Analyze bids for completeness and accuracy. Prepare Bid Comparison and review with management team. Assist in selection of preferred bidder based on competitiveness and ability to fulfill contract requirements.
  4. Ensure all bid documents are uploaded accurately for base home and options.
  5. Monitor trade partner performance and assist in efforts to ensure trade partner complies with contract requirements.
  6. Research and pre-qualify trade partners who can provide cost effective construction, service, and quality.
  7. Lead meetings with trade partners when Purchasing Manager and/or Director cannot attend.
  8. Orient all sales personnel on each new community with regard to specifications, options, quality of materials and competition's specifications. Be available to answer specification questions from other associates.
  9. Assist with value engineering of plans for cost savings and cycle time improvement.
  10. Maintain a positive and professional relationship with all potential and existing trade associates.
  11. Help Lennar continue to be the builder of choice for all trade partners.
  12. Perform all other duties as assigned.


Qualifications

  • High school diploma/GED required
  • College Degree – BA/BS preferred
  • Three (3) years, minimum, residential construction experience in field operations, purchasing or construction management
  • Valid driver’s license
  • Must have strong computer skills
  • Good written and verbal communication skills
  • Strong organizational skills
  • Must posses professional attitude to represent company in a positive manner
