The Area Construction Manager is responsible for supervising, coordinating, and managing daily home construction operations. This role involves leading, coaching, mentoring and managing individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.

Your Responsibilities on the Team 

  • Manage and oversee all Construction Managers and construction activities in assigned neighborhoods.
  • Provide initial and ongoing training to construction team regarding warranty issues, scheduling, trade partner supervision, quality control, price negotiations and company policies.
  • Schedule and supervise daily trade partner activities according to job schedules and scopes of work.
  • Ensure compliance with City or County requirements and building codes.
  • Approve trade partner invoices upon satisfactory job completion.
  • Provide feedback on trade partner performance to the Director of Construction and Customer Care.
  • Inspect homes under construction to ensure work meets specifications and quality standards.
  • Ensure timely completion and delivery of homes, maintaining job site cleanliness and safety.
  • Coordinate with municipality inspectors for timely development phase approvals.
  • Monitor and manage Storm Water Management compliance, including inspections and documentation.
  • Conduct field meetings with trade partners, construction staff and sales staff.
  • Manage departmental performance against agreed targets and budgets, and within policies and standards.
  • Coordinate installation of utilities.

Requirements

  • High School Diploma or equivalent required; Bachelor’s degree in related field preferred.
  • Minimum 5 years of experience in project/construction management in residential construction required.
  • Minimum of 3 years of experience in directing, coordinating, and supervising construction staff.
  • Valid driver's license with a good driving record.
  • Valid auto insurance coverage.
  • Advanced knowledge of scheduling, budgeting, and document management.
  • Ability to read and interpret blueprints.
  • Computer literacy and proficiency in MS Office products (Word and Excel).

Physical & Office/Site Presence Requirements:

Regular, in-person attendance at Company communities/job sites and offices during regular work hours is an essential function of this job. Requires the ability to work more than eight hours per day in the confined quarters of a construction trailer, the ability to operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move and/or carry equipment which may be in excess of 50 pounds. Job may require occasional operation of construction equipment. Finger dexterity may be required to operate a computer keyboard and calculator.

General Overview of Compensation & Benefits:

We reasonably expect the base compensation offered for this position to range from an annual salary of $95,641.25 - $144,869, subject to adjustment based on business-related factors such as employee qualifications, geographic pay differentials (e.g., cost of labor/living, etc.), and operational considerations.
