Area Sales Manager Summary:

Responsible for staffing, training and coaching the division sales team using Lennar’s 10-5-2-1 sales process.  Ensures compliance with Department of Real Estate rules and regulations.  Requires daily travel to sales communities.

Responsibilities:

  • Hires and administers an adequate New Home Consultants (NHC’s) force to meet division goals.

  • Requires daily travel to train and coach NHC’s educating them on each step of 10-5-2-1 to achieve maximum sales and ensure that division goals are met.

  • Assist the department head in all sales related items.

  • Controlling incentive costs to preserve margins.

  • Insure that all new home consultants coordinate regularly with other field and office associates to insure timely closings and satisfied homeowners.

  • Assist in securing FHA and VA commitments and project approvals from FNMA.

  • Assist the Escrow Coordinator with escrow tracking and issuance of weekly, monthly and quarterly sales reports.

  • Coordinate regular shopping of new home consultants and implementation of necessary improvement programs.

  • Review and monitor new home consultant’s paperwork to insure accuracy and compliance with DRE guidelines and regulations. Initial all purchase agreements and changes thereto along with, offers, transaction net sheets, etc.

  • Coordinate as needed with other department associates regarding escrow process, construction schedules, model maintenance, customer care and homeowner scheduling of events.

  • Assist the department head with input regarding advertising, and promotional needs.

  • Monitor market trends and competition.

  • Make pricing recommendations to department head.

  • Responsible and/or assists in all point-of-sale disclosures, legal documentation and contractual paperwork.

  • Coordinate escrow company and mortgage lender program.

  • Coordinate with the Marketing and/or Advertising Manager for ad creation, approval and placement and all promotions.

  • Attend any and all special promotional events for communities as directed by the department head.

  • Attend and/or conduct sales meeting involving new home consultants and escrow update meetings.

  • Problem solve all escrow and closing issues between all parties (i.e. escrow coordinator, new home consultants, field associates outside flooring contractor, escrow companies, lenders, title companies, option coordinator, customers and homeowners, and division associates).

  • May be required to represent company on various HOA Boards.

  • Inform department head on a continual basis of changes, potential problems and outstanding issues of concern.

  • Perform all other duties as assigned.

Qualifications:

  • Five (5) years in residential sales, sales management and/or real estate or management related industries required

  • High school diploma or GED required

  • Valid Nevada (NV) Department of Real Estate Sales License required; Broker’s License a plus

  • Valid and unrestricted driver’s license required

  • Advanced skills in Microsoft Office, specifically Microsoft Word & Excel

  • Excellent communication skills, verbal and written, as well as strong organizational and interpersonal skills

  • Must be able to deal effectively with confrontational situations and maintain objectivity with associates, public relations, and homeowners

  • Must present a professional public image

  • Must have ability to multi-task while meeting various deadlines

  • Requires resourcefulness, patience and clarity

  • Strong management and motivational skills

  • Accept constructive feedback

General Overview of Compensation & Benefits:

We reasonably expect the base compensation offered for this position to range from an annual salary of $43,612.98 - $105,060, subject to adjustment based on business-related factors such as employee qualifications, geographic pay differentials (e.g., cost of labor/living, etc.), and operational considerations.
