Overview

Responsible for sales activity, ensuring volume and goals are achieved in assigned communities, supervising, and overseeing work of New Home Consultants.



Responsibilities

  • Lead, coach, mentor and manage individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.
  • Assists the VP of Sales in all sales related items
  • Assisting in implementing sales goals and training programs as needed to meet divisions goals
  • Assists and guides New Home Consultants with sales techniques to achieve maximum sales and customer satisfaction results
  • Responsible for ensuring that all New Home Consultant’s coordinate regularly with other field and office associates to warrant timely closings and satisfied homeowners
  • Responsible for assisting the escrow coordinator with escrow tracking and issuance of regular sales reports
  • Reviews and monitors New Home Consultant’s paperwork to ensure accuracy and compliance with all company policies and regulations
  • Responsible for and/or assists in all point of sale disclosures, legal documentation and contractual paperwork
  • Coordinates timely information for closings for all communities within ASM’s area.
  • Attends special promotional events for Communities as directed by VP of Sales or Director of Operations
  • Assists and/or conducts sales meetings involving New Home Consultants and mortgage status meetings
  • Assists in problem solving closing issues between all parties, i.e escrow coordinator, new home consultants, field associates, escrow companies, lenders, title companies, customers and homeowners and Division associates
  • Must keep management informed on a continual basis of changes, potential problems and outstanding issues and concerns
  • Performs any other duties as assigned by the VP of Sales and/or Division President
  • Supervise Models and Signage and marketing of communities within the ASM’s area.

Qualifications

  • Minimum 5 years in residential sales, management and/or real estate management
  • Minimum high school diploma or equivalent required
  • Valid Driver’s license and a good driving record
  • Valid Auto Insurance coverage
  • Valid Minnesota Real Estate license
  • Excellent communication skills, verbal and written, as well as strong organizational and interpersonal skills
  • Must be able to deal effectively with confrontational situations and maintain objectivity in associate, public relations and homeowner interactions
  • Strong management and motivational skills
  • Diplomacy and good public presence
