Assistant Project Manager Summary:

The Assistant Project Manager will assist in the day-to-day management of community-specific items from planning through the completion of construction.

Responsibilities :

  • Assist with budgeting, bidding consultant contracts, and scheduling to achieve the successful development of communities.

  • Interact and assist with daily coordination between all Lennar departments, government agency staff, and consultants to represent the company and the Project Management department in support of the assigned Project Managers.

  • Assist with submittal preparation, processing and obtaining project approvals and permits through governing agencies of various aspects of the community (e.g. zoning, design review/CUP, civil and soils engineering, tentative tract map and final map approval, final engineering, architecture, landscape, fire sprinkler plans, solar plans, dry utilities, DRE budgets, CC&Rs, condominium plans, school fees, etc.) This includes plan management during approval process. 

  • Coordinate, prepare, process and obtain property disclosure reports, tax disclosure reports, homesite exhibits, check requests, bond requests, certificate of insurance requests, community services information sheets, etc.

  • Coordinate planning and implementation of mailbox planning/mail delivery, trash service and water submeter service. Coordinate with the assigned Project Manager and civil engineer to obtain public water meters (domestic and irrigation) and coordinate same with the field.

  • Prepare and maintain a schedule of permanent utility accounts (electric, water, telcom, etc.) for utilities serving common area facilities and landscape.

  • Assist with tracking project permits and DRE public report status.

  • Coordinate and track DRE/HOA bond exoneration on assigned communities. Coordinate with assigned Project Manager and Construction Manager to track HOA common area turnovers.

  • Coordinate and track transfer of utilities to the HOA.

  • Communicate continuously with senior management the status of project activities, schedules, budgets and any issues within each community.

  • Support division and department goals and objectives.

  • Represent and attend HOA board meetings as assigned and communicate back to the company on any follow-up items.

  • Additional support with Box file/plan management, Plan orders for the field, Notary support, and CIS program (internet/CATV) data entry.

  • Perform all other duties as assigned.

Qualifications :

  • Three (3) to five (5) years of experience in offsite construction and/or field related to Land Development

  • High school diploma or GED required; college credit related to engineering or construction preferred, but will accept equivalent work experience

  • Valid driver’s license required

  • Ability to communicate effectively and concisely, both verbally and in writing.

  • Must exercise initiative and achieve objectives with minimal supervision.

  • Must be detail-oriented and a problem-solver able to deal with complex situations.

  • Ability to handle and resolve conflict.

  • Ability to effectively solve problems while maintaining positive team relations.

  • Strong communication, speaking and interpersonal skills.

  • Strong work ethic, team player, and willing to coordinate complex elements of the project.

  • Ability to make proper decisions in the field, as well as monitor, troubleshoot, and address field issues

  • Intermediate skills in Microsoft Word, Excel, Adobe and Project a plus

  • Strong written and verbal communication skills

  • Accept constructive feedback

  • Team player

PHYSICAL REQUIREMENTS:

 

Requires the ability to work in excess of eight (8) hours a day if needed, in outdoor elements, as well as within an office, the ability to operate a motor vehicle, read plans, climb stairs, climb ladders, walk uneven surfaces, bend, stoop, reach, lift, move and/or carry equipment which may be in excess of 50 pounds.  Finger dexterity may be required to operate a computer keyboard & calculator.

General Overview of Compensation & Benefits:

We reasonably expect the base compensation offered for this position to range from an hourly rate of $30.17 - $48, subject to adjustment based on business-related factors such as employee qualifications, geographic pay differentials (e.g., cost of labor/living, etc.), and operational considerations.
  • This position may be eligible for bonuses.
  • This position may be eligible for commissions.
  • This position will be eligible for the described benefits listed in the above section in accordance with Company Policy.
