Land Purchasing Manager

Participate in the developing, negotiating, and executing of sourcing documents for all labor and material categories of spending in the land development department while supporting the Director of Purchasing – Land.  Manage the contract administration personnel to ensure contracts are current, and invoices and requisitions are processed accurately and in a timely fashion. 

Work Setting - In Office - 5 days' week: 8am - 5pm - San Diego, CA

Responsibilities

  • Lead, coach, mentor and manage individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.
  • Coordinate the bidding of land development construction projects. 
  • Analyze submitted bids to identify the lowest qualified bidder, and to find areas where additional savings might be realized.
  • Assist project managers by providing information on current pricing to help ensure development budgets are current and accurate.
  • Oversee the issuing of contracts and work orders ensuring they are appropriately entered into the system and applied to the correct budget and line items.
  • Assist in the forecasting of expenditures for cash flow modeling purposes.
  • Participate in monitoring macro trends in the materials / supplier base and implement plans to react to increasing cost.
  • Work to source new relationships with qualified vendors.
  • Manage relationships with vendors / suppliers to build effective partnerships.
  • Process and provide purchasing-related information (e.g. bid documents, tabulations, forecasts, specifications, contracts, etc.) for the purpose of updating and coordinating with other departments.
  • Participate in regular staff meetings with division management and project managers.
  • Assist in the preparation of development cost estimates in coordination with the acquisition team for the purpose of determining the feasibility of land development opportunities.
  • Maintain purchasing information, files and records for the purpose of ensuring availability of documentation and compliance with company policies.  

Qualifications

  • Minimum high school diploma or equivalent required, college degree preferred
  • Minimum 3 years experience in land development, purchasing, construction and/or estimating
  • Strong organization and management skills with the ability to prioritize and take initiative. 
  • Must possess the ability to keep work current; maintaining a timely and accurate flow of paperwork
  • Possess good time management skills.
  • Must be detail-oriented team player comfortable working in a fast paced environment with heavy volume workload
  • Computer literacy and proficient in MS Office products (Word and Excel)
  • Experience with JD Edwards accounting systems and Build Pro payment and scheduling software preferred
  • Valid Driver’s License with good driving record required

General Overview of Compensation & Benefits:

We reasonably expect the base compensation offered for this position to range from an annual salary of $66,560.00 - $109,395, subject to adjustment based on business-related factors such as employee qualifications, geographic pay differentials (e.g., cost of labor/living, etc.), and operational considerations.
