Overview

Plan Manager ensures all plans meet current code requirements and revises plans to meet changing market conditions.



Responsibilities

• Review site development plans to ensure proposed product fit
• Evaluate architectural covenants and zoning requirements and identify costs during feasibility
• Develop product line with Sales department based on available product and existing lot conditions
• Advise Sales & Purchasing Department regarding required site and architectural features
• Present, negotiate, and secure architectural approval from County Officials while adhering to required zoning regulations.
• Review sales collateral relating to home brochures and community maps to ensure accuracy and reduce company risk of misrepresentation
• Responsible for production and maintenance of working and presentation drawings using CAD software
• Manage architects and engineers to compare complete construction drawings
• Bid and budget new communities
• Manager vendors to complete and submit Shop Drawings
• Works with architects and engineers to effect smooth and timely transition of the product
• Coordination of plans on Box
• Manage and maintains all product files for Division
• Manage lot fit analysis for due diligence and ongoing home placement in communities. Work in conjunction with the construction and land teams to optimize same
• Work in conjunction with architects, engineers, purchasing and construction teams and trade partners to value engineer all product.
• Produce and maintain plan library spreadsheets for use by internal associates to include plan name, square ft, width and depth dimensions and any structural options that increase sq. ft. of the home
• Participate in all frame walks on new product, note all changes, and disseminate walk notes to the proper associates.
• Work with the marketing team to review, proof and ensure correct rendering and floor plans are produced for dissemination to the buying public.
• Lead, coach, mentor and manage individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.
• Manage and seek out new products and plans, work with qualified architects on product design and concepts to meet the needs of the division.



Qualifications

Education and Experience Requirements

• Minimum High School Diploma or equivalent required
• Bachelor's degree (B.A. or B.S.) or higher in Architecture or Drafting/Design
• Minimum (1) year experience using AutoCAD R14/2000 experience in the architectural discipline required
• Minimum five (5) years of experience in project/construction management preferred
• Must be able to read and understand blueprints
• Must be able to assess and interpret vertical construction plans
• Strong interpersonal skills
• Computer literacy, including word-processing, spreadsheet analysis, project scheduling and data management software
• Valid Driver’s License and auto insurance
• Must exercise initiative, time management skills, prioritize work load and achieve objectives with minimal supervision.
• Must be detailed- oriented and a problem solver able to deal with complex situations
• Ability to communicate effectively and concisely, both verbally and in writing

Contacts:
Daily interaction with various division personnel, outside agencies, business partners, consultants and government officials.

Physical Requirements:
Must be able to operate a motor vehicle. Must be able to bend, stoop, reach, lift, walk, move and/or carry equipment in excess of 20 pounds. Must have finger dexterity to operate computer keyboard and calculator.
