Quality Assurance Manager Summary:
The Quality Assurance Manager is responsible for inspecting and evaluating the construction of Lennar homes to ensure compliance with quality standards, building codes, and scopes of work and specifications. They play a critical role in managing construction quality and ensuring the safety and satisfaction of Lennar Customers. The goal is an exceptional customer experience through a Zero Defect Home at New Home Celebration.
Responsibilities:
Inspection and Orientations:
Conduct thorough Quality Assurance inspections of entire home, focusing on materials, and workmanship.
Verify that construction adheres to approved plans, specifications, local building codes and scopes of work.
Identify and document defects, deviations, and non-compliance issues.
Complete Quality Assurance Acceptance as scheduled by Construction Management Team.
Conduct New Home Celebration and Acceptance as scheduled.
Quality Assurance:
Collaborate with construction teams to resolve quality issues promptly.
Stay informed on quality from foundation to final finishes for scope changes, alignment of specifications and expectations of the customer.
Evaluate the work of trade partners and suppliers to ensure compliance with quality standards.
Documentation:
Maintain detailed records of inspection findings, including photographs and written reports as directed by the division leadership.
Prepare inspection reports for communication to contractors, and stakeholders as requested by management.
Communication:
Communicate effectively with community teams to convey inspection results, recommendations, and areas requiring improvement. Walk with CM to ensure clear communication of customer expectations.
Communicate with customers and other Lennar associates as needed to include giving updates, scheduling walks/orientations, obtaining sign offs and attend other meetings as necessary.
Participate in meetings to discuss quality-related matters and provide input on project progress.
Training and Education:
Maintain a current working knowledge of all applicable building codes.
Stay informed on Manufacturers specifications and best practice for installation for products selected in the home.
Provide guidance and needed training recommendations to VP of CE to improve quality standards and best practices.
Problem Solving and Misc:
Collaborate with project teams to develop solutions to quality-related challenges and ensure project progress is not compromised
Perform all other duties assigned.
Qualifications:
Three (3) years of related experience preferred in construction quality inspection or a related role
High school diploma or GED required; Associate's or Bachelor's degree in a relevant field is a plus
Valid Motor Vehicle License required and reliable transportation
Familiarity with construction management software (BuildPro & Sales Force) is a plus
Relevant certification in construction codes is preferred as well as strong plan reading ability
Strong knowledge of construction materials, methods, and building codes
Attention to detail and excellent observational skills
Effective communication and interpersonal skills
Proficient in using inspection tools and equipment
Ability to work independently and in a team environment
Physical fitness and willingness to work in outdoor and construction site environments
PHYSICAL REQUIREMENTS:
Requires the ability to work eight hours per day in the confined quarters of an office and/or the field environment. Also requires the ability to operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move and/or carry items up to 50 pounds. Must be able to see, speak and hear. Finger dexterity required to operate a computer keyboard, calculator, iPad and iPhone. Must be able to work in an outdoor construction environment under all weather conditions around hazardous chemicals, dust and dirt. Office work requires sitting at a computer monitor for extended periods of time, completing paperwork, and meeting with vendors and contractors and to receive/return phone messages. Standing is required for filing and copying. Limited travel may be required.
