Land Analyst
Work closely with the Vice President of Land Acquisition and Due Diligence Manager to source prepare competitive market analysis studies and reports, assemble financial reports and statements, help to research deal specific tasks, and provide support in preparing feasibility books (“Green Books”), memoranda, and other documentation for corporate approval.
Responsibilities
Assist with updating land pipeline reports for each county/hub within the region.
Develop a broad understanding of the market including competing communities in the submarket, amenities, home spec levels, and overall sales absorptions for each submarket.
Evaluate land deals and work with Division Management to determine the appropriate land price, and product mix that best suits the submarket.
Assist in the underwriting process for land acquisition opportunities, including the preparation of deal specific competitive market analysis studies, preparing land development budgets and development timelines to present to senior management (including detailed budget analysis spreadsheets, cash flows, balance sheets, etc.).
Assist senior management in assembling land development budgets by working with site development contractors to obtain bids, preparing cash flow statements and assembling the hard cost and soft cost final budgets for the preparation of proformas to include in the Green Books for corporate submittal.
Work with Division team to track monthly closing approvals and ensure all work requiring for closing approval has been completed.
Manage files and systems needed within the land department.
Perform all other duties as assigned.
Qualifications
Two (2) years of experience in land acquisitions, development, or equivalent real estate experience required
High School Diploma or GED required; Bachelor’s degree in Finance, Economics, Engineering, Project Management or similar field of study preferred
Valid Driver’s License required with good driving record and valid auto insurance coverage
Proficient in Microsoft Office Suite; including Excel, Word, PowerPoint with a particular emphasis on Excel skills.
Ability to work well in a team setting and independently
Strong written and oral communication skills
Strong understanding of the land development marketplace, development trends, and market trends.
Strong researching skills and the ability to assemble information on a timely basis and from a variety of sources
Ability to multi-task, prioritizing multiple projects and adapting to changing priorities while adhering to tight timelines
Highly motivated self-starter with the willingness to learn
Contacts
Daily interaction with various division personnel, outside agencies, business partners, consultants and homeowners.
Physical Requirements
Must be able to operate a motor vehicle. Must be able to bend, stoop, reach, lift, walk, move and/or carry equipment in excess of 20 pounds. Must have finger dexterity to operate computer keyboard and calculator.
