Assistant Project Manager Summary:

The Assistant Project Manager reports directly to the Project Manager or higher position and generally assists in the day-to-day management of project-specific land development items from planning through the completion of construction.

Responsibilities :

  • Three (3) - five (5) years of work experience with two (2) years minimum experience in community development, redevelopment, economic development and/or housing with a public agency, private company or non-profit development corporation preferred

  • Assist in the entitlement and due diligence discovery process. Research zoning, development code, subdivision standards, and architectural standards.

  • Collaborate with other departments to gather information related to the community. plan approvals for new residential communities including entitlement documents and plans, tentative and final maps and related approvals for potential land acquisitions.

  • Responsible for coordinating and implementing input from The Director of Forward Planning regarding design & engineering.

  • Coordinate with project consultants, including architects, civil engineers, landscape architects, soils and environmental engineers, and other consultants to assist in gathering necessary information to analyze future projects.

  • Coordinate with architects, civil engineers, soil and environmental engineers, and other consultants in preparation of required development applications and approvals.

  • Report regularly the status of due diligence tasks as assigned to the Director of Forward Planning. Maintain and update milestone tracking software.

  • Assist in the processing of plans, applications or required paperwork for agency approvals and permits.

  • Coordinate entitlement contract work for services to be performed by outside consultants.

  • Coordinate and schedule the activities of consultants and trade partners to insure necessary approvals and adherence to community schedules

  • Create Home Matrix’s  

  • Manage HOA setup, CCRs and other related community documents

  • Perform Community Roll Out presentations

  • Create Master Disclosure Statements

  • Perform all other duties as assigned

Qualifications :

  • Three (3) - five (5) years of work experience with two (2) years minimum experience in community development, redevelopment, economic development and/or housing with a public agency, private company or non-profit development corporation preferred

  • High school diploma or GED required; bachelor’s degree preferred or currently in the field of Urban Design, Planning, Real Estate, Business, Construction Management, or related course study

  • Maintain regular attendance and punctuality relative to daily work schedule is required

  • Valid driver’s license

  • Advanced PC skills, including use of Microsoft (Word, and Excel). and Power Point preferred

  • Excellent analytical ability and strong written and verbal communication skills

  • Ability to professionally perform multiple, detailed-oriented tasks with simultaneous deadlines

  • Accept constructive feedback

  • Team player

Physical Requirements:

This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less. Finger dexterity is required to operate a computer keyboard and calculator. May be required to operate motor vehicle.
