Lennar is seeking a Director of Land Acquisition to manage all aspects of land acquisition, due diligence, feasibility, design and entitlements for the Division. Manage all land development activities for the Division.

Your Responsibilities on the Team
- **Oversee Land Acquisition: Manage all aspects related to the identification and acquisition of new communities for the Boise Division.
- **Identify Acquisition Targets: Conduct detailed studies of tax maps and network with attorneys, engineers, and others involved in residential land development to identify potential land acquisition targets.
- **Collaborate with Division President: Work directly with the Division President to identify and acquire communities that align with the Division’s growth objectives.
- **Prepare Acquisition Packages: Develop comprehensive land acquisition packages (“Greenbook”) for corporate investment committee approval.
- **Negotiate Agreements: Negotiate terms and conditions of Purchase and Sale Agreements with land sellers, demonstrating proficiency in legal language and collaborating with attorneys as needed.
- **Financial Analysis: Perform detailed financial analysis on potential land deals to ensure their viability.
- **Budget and Schedule Management: Prepare and/or review land development and entitlement budgets, as well as schedules.
- **Pricing Analysis: Create pricing graphs related to new acquisition communities and surrounding areas.
- **Corporate Land Initiatives: Oversee corporate land acquisition initiatives, including land banks, five-year planning, and single-family rental development.
- **Documentation Coordination: Coordinate all documents related to the purchase and closing of new communities, including working with title companies on title exceptions and community closings.
- **Schedule Management: Manage lot takedown schedules, land pipelines, and LOC updates.
- **HOA Participation: Participate in HOA management boards, with the ability to run board meetings in accordance with Robert’s Rules of Order when necessary.
- **Safety and Recruitment: Observe all safety standards and contribute to maintaining a safe work environment. Recruit, hire, and train associates as necessary.
- **Market Networking: Network with other builders, developers, and brokers to maintain market awareness and develop key contacts to position the Division as a strong competitor.
- **Planning and Coordination: Assist in the planning and coordination of civil engineering, architectural, and landscape design services.
- **Strategic Planning: Support the Division President in developing long-range planning and growth objectives for the division.
Requirements
Minimum High School Diploma or equivalent required.
Degree in business administration, engineering, accounting, finance or similar program required.
Minimum 10 years of combines experience in land development and land acquisition.
Valid Driver’s License.
Valid current auto insurance coverage.
Computer literacy, including word-processing, spreadsheet analysis, project scheduling and data management software.
Knowledge of sales/negotiating principles and real estate.
Ability to communicate effectively and concisely, both verbally and in writing.
Must exercise initiative and achieve objectives with minimal supervision.
Must be detail-oriented and a problem-solver able to deal with complex situations.
Contacts
Daily interaction with various division personnel, outside agencies, business partners, consultants and homeowners.

Must be able to operate a motor vehicle. Must be able to bend, stoop, reach, lift, walk, move and/or carry equipment in excess of 20 pounds. Must have finger dexterity to operate computer keyboard and calculator.
