The Marketing Manager will support the Director of Sales (DOS) to create and coordinate the company’s advertising, sales, and marketing research and strategy, with a focus on all advertising related media inclusive of Internet, traffic generation, collaterals, promotional events, digital marketing, and public relations activities. The Marketing Manager will also be responsible for competitive analysis reviews, report tracking, website maintenance, social media management, digital content creation, collateral material creation and distribution and event coordination.

Your Role on the Team

  • Review and analyze sales and marketing reports and provide recommendation to Director of Sales to create an effective marketing and advertising campaign and manage all advertising and promotional budgets for each community within the Division in accordance with the budget established in the business plan.

  • Update and maintain accurate and robust community information for Welcome Home Center digital presentations.

  • Maintain overall appearance of all Welcome Home Center.

  • Measure digital marketing performance metrics by looking at SEO/SEM performance

  • Digital photography management and coordination with vendors as well as all New Home Consultants for Inventory homes.

  • Manage Public Relations and the placement of press releases in a continuous stream that support the marketing plan for the division to ensure good relations with the press.

  • Coordinate, execute and attend a variety of functions outside of the office environment including community openings, community events, and Realtor events in conjunction with New Home Consultants/Director of Sales.

  • Manage communications with the ad agency and marketing trade partners in the Division’s day to day needs for all Print media, billboards, radio, cable, direct mail, eblast, newsletters, signage, social media, digital marketing campaigns, and programs to increase referrals, etc.

  • Monitor the effectiveness of all advertising/marketing efforts and drive adequate traffic to the communities to meet the quota established by the Division business plan.

  • Attend  all sales meetings at the request of the Director of Sales to keep sales informed of all activities and to gather market insight into advertising effectiveness.

  • Create all collateral material to include floorplans, renderings, included feature lists, points of interest, site plan display, dare to compare, clubhouse inserts, and price sheets.

  • Manage market research function to ensure strategic plans are effective and relevant to marketplace.

  • Work directly with sign vendors on signage quotes and install coordination, and work with land department to obtain proper paperwork for permit application.

  • Weekly tracking of division sales, starts, closing and inventory count to ensure goals are achieved.

  • Oversee maintenance of the database for direct mail campaigns on a continuing basis.

  • Weekly maintenance and management of New Home Consultant (NHC) reporting relating to traffic, sourcing, appointments, and sales.

  • Perform other duties as directed by the Director of Sales.

Your Toolbox

  • High school diploma or equivalent required

  • Comprehensive understanding of digital marketing fundamentals.

  • Bachelor’s degree or equivalent work experience in a related field required (marketing, advertising, and/or sales).

  • Minimum 3 years proven experience in Marketing and/or Advertising, preferably in a Digital based environment associated with New Home Sales and/or commission real estate sales.

  • Excellent communication skills, verbal and written, as well as strong organizational and interpersonal skills.

  • Must be able to meet deadlines while maintaining a professional attitude, deal effectively with confrontational situations and maintain objectivity with homeowners, fellow associates, and in all public relations.

  • Excellent computer skills including advanced Word, Excel, Outlook (e-mail).

  • Requires resourcefulness, patience and clarity and strong management and motivational skills.

  • Valid driver’s license and good driving record.

  • Valid auto insurance coverage.

Contacts

Daily interaction with various division personnel, outside agencies, business partners, consultants and homeowners.  Regular contact with the general public. Frequent external contacts where matters discussed require resourcefulness, patience, clarity and tact.

Physical Requirements

Some office work which may require the ability to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less.  Finger dexterity is required to operate a computer keyboard and calculator. Able to drive a vehicle.
